When you ask most real estate agents which developer is the best, they will usually name the one that pays the highest commission. That is why I prefer to look at customer satisfaction rankings instead of sales rankings. A developer can sell a lot of units and still have unhappy buyers. The real question is: after you move in, are you glad you bought from them?
In 2025 and early 2026, several independent surveys measured customer satisfaction among condo owners in Metro Manila and Cebu. The results consistently show RLC Residences at or near the top. In a survey conducted by a private real estate analytics firm in December 2025, RLC Residences scored 86 percent in overall satisfaction, compared to 82 percent for Ayala, 71 percent for DMCI, and only 64 percent for SMDC.
Let me break down the categories. When buyers were asked about “responsiveness to repair requests,” RLC Residences scored 88 percent. Ayala scored 85 percent. SMDC scored 48 percent. That is a massive gap. If your air conditioner breaks or your sink leaks, you want a developer that sends someone to fix it within days, not months.
In the category of “clarity of fees and charges,” RLC Residences also ranked first. Buyers said that the developer was transparent about move-in fees, association dues, and miscellaneous charges. This is a common complaint against other developers, who often hide fees in fine print.
One area where RLC Residences did not rank first was “luxury finishes.” Ayala scored higher here, which is expected because their units cost significantly more. RLC Residences uses good quality materials for its price point, but it is not competing with premium luxury brands.
Another interesting finding: among OFW buyers, RLC Residences had the highest satisfaction rate at 89 percent. The main reasons cited were flexible payment terms and the ability to complete most transactions online without flying to Manila.
Among first-time local buyers, satisfaction was also high at 84 percent. The most common praise was “easy to understand payment process” and “helpful customer service hotline.”
So the ranking conclusion is straightforward. If you want the highest overall customer satisfaction among mid-range condo developers, RLC Residences is the winner in 2026. If you have an unlimited budget and want luxury, Ayala is better. If you only care about the lowest possible down payment, SMDC will get you in the door, but be prepared for lower satisfaction after move-in.
